We are not a campsite; the green space is adjacent to my home, from which you can reach the historic center of Modena by bike in 15–20 minutes. Unfortunately, there is no shade, and the summer sun can be quite intense.
Due to work schedules, the area is suitable exclusively as a one-night stopover to break up a journey, not for multi-day stays. We can welcome you strictly between 5:00 PM and 9:00 PM, and departure must take place by 10:00 AM the following morning.
We are easily accessible from the Modena Nord motorway exit via the ring road.
Modena boasts a fascinating historic center and the famous Piazza Grande with its Romanesque cathedral and the Ghirlandina tower (UNESCO World Heritage Site), as well as the Ducal Palace (Military Academy).
Nearby attractions: Ferrari and Maserati factories; Enzo Ferrari and Pavarotti museums; Spilamberto with the Consortium of Traditional Balsamic Vinegar of Modena.
Just a one-hour drive away is the Tuscan-Emilian Apennines National Park, rich in trails for hiking and mountain biking. Modena is also a world-renowned culinary capital, thanks in part to Massimo Bottura's famous restaurant 'Osteria Francescana'.

Upon request, we can host you for a typical Modenese breakfast featuring gnocco fritto, coffee, jam, and cake. Served at 8:00 AM for just 7.00 euros per person.
Upon request, we can host you for a delightful home-cooked dinner featuring typical Modenese products. Dinner is served at 8:00 PM and costs 25.00 Euros per person.

In addition to objects and tools, there are also animals, insects, and plants.
We cannot keep everything under lock and key; what your children do within the boundaries of this property is your responsibility. Therefore, we kindly ask you not to allow them to climb on anything, touch—or worse, use—tools and objects, bother animals, or pull up plants.
Please keep an eye on what your children are doing and make sure they are within your sight at all times.
You are fully responsible and liable for any damage they may cause to the property or to the animals on the grounds.

You can cancel up to 3 days before the latest check-in time on the arrival day. The refund includes the booking amount minus 1.5x the displayed Nomady fee. The cutoff is the latest check-in time of this spot — not midnight. Cancellations apply to the entire booking including extra products. Partial cancellations are not possible. Other dog owners frequently walk their dogs along the unpaved road you took to get here; we wish to avoid any unpleasant incidents, for which we decline all responsibility. We thank you for your understanding and responsible behavior.

Dear guests staying with children on our property: This is a place where we live and partly work, and there are various items and tools that could be potentially hazardous to a child unfamiliar with them. In addition to equipment and tools, there are also animals, insects, and plants. We cannot lock everything away; your children's actions within the boundaries of this property are solely your responsibility. We therefore kindly ask you not to allow them unrestricted access everywhere, and to ensure they do not touch or use tools and equipment, disturb animals, or pull up plants. Please supervise your children closely and ensure they remain within your sight at all times. Any injuries they may sustain or damage they may cause to items or animals within this property are entirely under your responsibility and at your expense.

Dear guests, the care and cleanliness of the bathroom rely on the courtesy and goodwill of its users; cleaning supplies are provided in the room. Thank you!

Dear guests, Waste sorting: you can dispose of plastic and cans together in the designated bins, and paper in the other bin. General waste disposal has a fee of €3.00; you can leave one bag along with the payment at check-out. The organic waste bin is located in the vegetable garden area. Glass, however, should be taken to the public collection bins (always open) located along the street as you leave (on Via Tonini).

Friendly host with all the amenities you need! Recommended!
Straightforward, everything you need is available, and you can buy very good home-made balsamic vinegar.
Friendly check-in, everything necessary available, easy to reach, I would happily recommend it.
The host couple is nice and present. Not easy to find, directions are available, but only in Italian.
